Construction of insulation wall

I have been introduced many properties to customers through the real estate brokerage business for over 20 years, but I did not know about “insulation”. However, by doing the wall insulation work by myself, I understood ​​what insulation is. Then, the actual conditions of heat insulation of Japanese houses became clear.

I am ashamed to say that I have not been able to correctly explain such important points to customers and provide real estate property information.

If the apartment is made of reinforced concrete, it will be very cold this winter season if it is not insulated. On the other hand, in summer, the room gets hot like a burning hell. Therefore, the air conditioner is fully rotated to adjust the room temperature. Even if you operate the air conditioner, the sensible temperature in winter changes greatly depending on the presence or absence of heat insulation.

If you do DIY construction on your house, I think that you will install insulation nearly 100% of the time. If you ask a contractor to do insulation work, it will be expensive, so if you rent a house you own to another person or sell it for sale, you will not do insulation work. Insulation construction is a tedious task for a contractor, and for rental apartment owners, the insulation work is simplified because they want to keep construction costs down.

First, studs are erected on the wall to make the wall vertical and flat. The studs are filled with foamed styrofoam or kanelite foam to a thickness of 15 mm to prevent condensation. These insulations are pressed against the concrete wall to secure it, without creating any gaps in the concrete wall. Completely cover the concrete wall with airtight tape to keep air out of the wall.

Then fill it with 50mm glass wool. In this way, I don’t think anyone has done the heat insulation construction of Styrofoam + glass wool, but I think it is a very effective construction method to prevent dew condensation.

The walls are completely airtight to prevent humid air from entering. I think this will prevent condensation even with glass wool.

Cover the glass wool with a moisture-proof sheet and secure it to the surface of the studs with an air tacker. Stick a soundproof sheet on top of it, and then screw the gypsum board onto it.

It seems that many construction shops do not want to do glass wool because it is vulnerable to condensation, but I think that it is a very good heat insulating material if it is installed correctly.

A solid insulation wall has been created.

How to make a wall

You might think that only a carpenter can make a wall, but you can do it with DIY. If you can DIY and make your own wall, you can save millions yen. What’s more, you can make better walls.

I think the most important point to make a house comfortable is “insulation”. It’s been December and the temperature is getting colder, but it’s very cold in uninsulated concrete houses because the concrete gets colder. It feels colder inside the building than outside it. I think that “insulation” can make a very comfortable house if the insulation is firmly installed inside the wall.

To create a new wall, first set up studs (Mabashira). A plasterboard is pasted on the studs, and a finishing material or cloth is pasted on the plasterboard to create a beautiful wall.

First, you have to screw the wood to the concrete. Use concrete screws. Unlike wood, concrete cannot be fixed with a screwdriver without making a pilot hole. To make a pilot hole in concrete, you can also make a hole with a vibrating drill, but it takes time. Hammer drill is good.

 

For 5 mm screws, drill a pilot hole of 4.3 mm to 4.5 mm. For screws with a length of 60 mm, make a pilot hole to a depth of 70 mm. The pilot hole is dug 10 mm deeper than the length of the screw.

Secure the floor and ceiling wood base with concrete screws. The base of the ceiling must be a heavy hammer drill pointed at the ceiling while holding the wood. For this work, I first fixed it to the ceiling with a reinforcing metal fitting with a screw, and then drilled a pilot hole with a hammer drill. At the construction site, I think you  think of a good method for yourself and adopt it.

The walls are of course must be vertical and flat. However, straightening the wall requires “Sumidashi”. I found out how to make a wall perfectly flat by using a laser machine. A chalk line is OK. Draw a line with a pencil is also good. But lasers are very useful.

Even if Japanese people choose a Japanese house, they often have trouble because it is their own important house. Of course, foreigners who are new to Japan often have more troubles.

First of all, it should be noted that public transportation differs depending on the city planning of the country. Japan is a country of trains. The cities and lands of Japan are designed around trains. Compared to Western countries, the railway network is very well developed. Compared to Europe, the number of passengers on trains is four times that. Also, Japanese trains have the most accurate time in the world. However, during commuting hours, the number of passengers on the railroad is large and it is crowded. The Japanese are accustomed to the lifestyle of riding a crowded train.

Secondly, the newness of a house is based on the age of the building, but the “newness of the interior” is important. Even a new building will get dirty in a few years without interior work. On the other hand, even in an old building, if the interior work is done, it will be a beautiful and comfortable living space.

Also, during the 1980s and 1990s, there was a real estate bubble in Japan. There was a time when real estate prices were the highest in the world. Luxury condominiums built during this period have very high grade buildings. Even a small item such as a doorknob is completely different in price. Buildings built after 2000 no longer use such high-end building materials.

 

(Insulation, soundproofing)

Third, the most important point of a good house is “insulation”. Japan has hot summers and cold winters. Even with air conditioning, the comfort of a house is completely different between a building with high insulation and a building with low insulation.

Next to “insulation”, “soundproofing” is also an important point.

(Building management service)

Finally, I would like to emphasize that the most important point in rental properties is the state of property management. There are owners and real estate management companies that care about the details of buildings and rooms. Even if the property is new, it is not comfortable if it is poorly managed. On the other hand, even if the property is old, it is very comfortable if the property is properly repaired and cleaned by the owner or real estate management company.

There are disadvantages of big windows.

(1)The resistance to earthquake is weak.
A room walled is solider than a room with big windows. A building with floor-level windows has little walls and so the earthquake resistance is weak.

(2)The cost of big windows mounts up.
Windows are more expensive than walls. Big windows costs more than small windows.

(3)Crime prevention is weak.
60% burglars break windows and invade into a house. Especially the floor-level windows in a living room or balcony.

(4)Insulation is bad.
A room with big windows is not well insulated. Summertime is hot and the winter season is cold.

(5)Fuel and lighting is expensive.
Since big windows are not well insulated and airtightness, the air-conditioners consume more power and consequently it comes to be expensive.

(6)The arrangement of furniture is limited.
Big windows make the arrangement of furniture difficult. Walls in a room are better for good interior coordination.

(7)Acoustic insulation comes to be weak.
Big windows make the room’s acoustic insulation weak. A noise outside the house cannot be shut our well.

(8)Privacy protection is weak.
People who live in a house with big windows shall fell someone’s eye from outside. Especially when lights turned on at night, the protection of privacy comes to be weak.

 

On the other hand, the followings are the merits of big windows.

  • The room is well-lighted
  • The house is well ventilated.
  • People can go in and out through the big windows.
  • Big windows give a sense of spaciousness.
